Housing Repair

Home Accessibility Modification (H.A.M.) Program

The King County Home Accessibility Modification program provides free financial assistance for low and moderate income tenants to make necessary modifications to their rental units.

The Fair Housing Act requires that a landlord must "permit at the expense of the handicapped person, reasonable modifications of existing premises occupied or to be occupied by such person if such modifications may be necessary to afford such person full enjoyment of the premises…"

The landlord may benefit by having the property included in the Easter Seal Society database of accessible rental units. When the unit becomes available the landlord can contact the Easter Seal Society and have an additional marketing tool for locating another tenant.

The Process

  • Tenant provides information to King County to determine income eligibility
  • County and tenant determine accessibility needs
  • Landlord approves proposed modifications

Eligible Repairs Include:

  • Wheelchair ramps
  • Door widening
  • Hearing impaired smoke alarms
  • Grab bars
  • And more

Eligibility

  • The unit must be occupied by a income eligible tenant
  • The property must be located in an eligible King County area.
  • Tenants must have incomes no greater than 80% of median income. View the income guidelines table.
