Burien TOD
New Downtown Transit Center
Funding has been secured and designs are being finalized for a new transit center at the downtown Burien Park-and-Ride. Construction is scheduled to begin in 2006. The eventual design for the $7 million transit center will incorporate on-site bus layover and off-street passenger loading to enhance safety and efficiency for passengers in the heart of the redeveloping downtown. Transit Oriented Development
Various TOD concepts for mixed-use retail, office, and housing around the new transit center are being developed. The market feasible concepts will fill the portion of the present 4.3-acre park-and-ride site not occupied by the upcoming transit center redevelopment.
Any TOD redevelopment must structure or otherwise reorient the present 400 surface park-and-ride stalls and an additional 100 new park-and-ride stalls (total 500) in a way that keeps them close to the new transit center. More parking will also be required for the new development, and this may be provided in some measure by sharing spaces with the park-and-ride, or it may be reduced because of the proximity of transit.
The largest impediment to TOD redevelopment at this stage is the potential cost of structuring the park-and-ride. County and city staff members are investigating funding for the replacement stalls as well as other methods of preserving park-and-ride capacity at the site.
