Shoreline Park-and-Ride TOD/future project
King County and the City of Shoreline are in agreement that the Shoreline Park-and-Ride is an excellent candidate for transit-oriented development (TOD). The lot is located at 18821 Aurora Avenue N in the City of Shoreline. The 5.78-acre site is one of the larger single parcels located in Shoreline along this major commercial corridor. The City of Shoreline’s economic development plans include this site as a priority for redevelopment.
Aurora Avenue N (Highway 99) is a busy regional route with an average of 40,000 daily vehicle trips. Most of the city’s commercially zoned land is located along this corridor. As part of its efforts to balance revitalizing these commercial areas with maintaining Aurora Avenue N as a regional transportation facility, the city will build a Business Access Transit lane along Aurora Avenue N. This will support ready access to the businesses without compromising the speed and reliability of transit.
The park-and-ride is currently owned by the Washington Department of Transportation (WSDOT) and operated by King County Metro Transit. The 5.78-acre property contains 400 parking stalls. Due to increasing transit use, Metro planners believe there is enough demand to expand the park-and-ride’s parking capacity in the future.
Future TOD development on the site will require ownership of the lot to be transferred to King County. Any future development on the site would keep the park-and-ride and could also include multifamily housing and a multi-level parking facility.
The TOD and parking facility would include a shared parking management program for complementary uses. Transportation demand management techniques such as carpool parking, car sharing, Flexpass, and rideshare coordination would also be implemented at the time of new development.
